These terms cover the use of this website and the work Nixon's Outdoor Services, LLC does. They are written plainly. If anything here does not match what we agreed with you directly, what we agreed with you directly wins.

Quotes and estimates
Anything you get from this website is an estimate, not a contract. When you send a quote request we look at the property and come back with a number. That number is based on what we can see and what you have told us. If the property turns out to be materially different from what was described, we will tell you before doing the work rather than surprising you on an invoice.
A quote becomes a job when you accept it and we schedule it. Not before.
Scheduling and weather
We run routes. Your property has a place in an order, not a fixed time on a clock.
Weather moves things. Rain pushes mowing back. A storm changes the entire snow schedule. During snow events we work through routes in order and we cannot promise a specific arrival time. Call and we will tell you where things stand.
Your property
Before we start, tell us about anything on the property we would not otherwise see: sprinkler heads, invisible fence lines, septic lids, low cables, buried lighting, drainage tile, or anything else sitting in the turf or under snow.
For snow work this matters most. Driveway edges, culverts and obstacles need to be marked before the first snowfall. We are not responsible for damage to unmarked objects that cannot be seen under snow.
We treat properties carefully and we fix what we break. Wear that comes with the work itself is a different matter: tire marks on soft ground during a thaw, minor turf scuffing at the edge of a plowed drive, and similar. That comes with the season.
Payment
Payment is due on completion of the work unless we have agreed something different with you. You will know what a job costs before we do it, and the terms that apply to your work are the ones we give you directly.
Cancelling and rescheduling
Let us know as early as you reasonably can if you need to cancel or move a scheduled visit, and we will do the same for you. Routes are planned ahead, so notice matters. Recurring service can be stopped by telling us, and the specific terms for your service are the ones we agreed with you.
Insurance and liability
We carry insurance appropriate to the work we do, and we are responsible for damage we cause. We are not responsible for pre-existing conditions on a property, for damage to unmarked or hidden objects, or for losses beyond the value of the work performed.
This website
The text, photographs and design on this site belong to Nixon's Outdoor Services, LLC, apart from a small number of stock images licensed for use here. Please do not take the job photos and present them as your own work.
We try to keep the site accurate, but what is on it is general. The seasonal advice on the blog is exactly that, general guidance for mid Michigan properties, and it is not an inspection of yours.
Links to other websites are here as a convenience. We do not control them and we are not responsible for what is on them.
